Plot Plan/Site Plan
A plot plan or site plan (often referred to) is a depiction of the home that the homebuilder or individual plans to build in relation to any setbacks, easements, drainage features, topographic challenges, flood zones, utility locations, and access points for driveways. Plot plans/ Site plans are layouts of homes, sheds, additions, and garages that are typically performed by drafting personnel without the aid of field surveys such as a boundary survey or topographic survey, unless the local municipality requires additional information such as water and sewer lateral location, trees located with size and species, and crown of the road requirements aided in the construction process.
When completed without field surveys stated above, the client or owner provides setback information, or the surveyor uses the existing subdivision plats to ensure the home placement establishes the most effective location to ensure all front, rear and side setbacks follow the local official’s restrictions and that the drive location provides adequate access for the proposed home, shed, addition or garage.
If a permitting agency requires additional information, we will then perform at minimum a boundary survey for location of utilities, trees, and crown of the road elevations to ensure it meets the local requirements. Often, we will need to perform a topographic survey for drainage planning purposes based on challenges to the site due to potential flood zones or elevation challenges of the property to meet adequate information for design to ensure the house is designed correctly to prevent future drainage problems.
